SUMMARY OF PROPOSED AMENDMENTS

In accordance with Section 35 of the Urban and Rural Planning Act of the Province of Newfoundland and Labrador, the Town of Happy Valley-Goose Bay is considering some amendments to the text of the Development Regulations 2008-2018.

The proposed amendments are summarized as:

A. Correction in the text from “rear yard depth (maximum) to “rear yard depth (minimum)” in the Residential Medium Density (RMD) land use zone.

B. Add “home business” as a discretionary use in the Residential Mobile Home (RMH) land use zone. This is consistent with other residential land use zones in the town.

C. A proposed amendment to the RLD (Residential Low Density) land use zone to provide for a larger minimum lot size requirement on corner lots. Also, add a definition of “corner lot”. This is intended so that corner lots cannot subdivide into smaller lots inconsistent with the rest of the neighbourhood.

D. Revision to Section 40 to clarify that the NEF Contour interval that affects future new development is NEF 30. This is to conform to Transport Canada requirements.
